London’s longest legal graffiti wall, made famous by Banksy’s 2008 Cans Festival.

As landlord and manager of Leake Street Arches and tunnel, our placemaking strategy has created a vibrant, artistic leisure destination and maintained the tunnel’s significance as a key hub for London’s street art community.

In 2023, we introduced a community-focused Artist-in-Residence programme and we now support a growing lineup of events, including the popular Miracle on Leake Street and the new Tunnel of Legends. In 2024, tenant Passyunk Avenue expanded their offer in Leake Street Arches with Passyunk Play, a competitive socialising concept, featuring batting cages.

Our investment in public realm improvements has transformed the area with enhanced wayfinding, lighting, safety and accessibility. The addition of free public Wi-Fi and gallery-style lighting in the tunnel has improved the visitor experience and increased its appeal for street artists, and today Leake Street stands as one of London’s most unique urban galleries.
